Many lenders offer comprehensive lending criteria for business owners. Each lender has a different way of assessing your business – finding the best one for you is what we do!
Proof of income
You will need your SA302 (Tax calculation) and Tax Year Overviews for the last 3 trading years as these confirm your personal income (or as many as you have if you have been trading for less than 3 years). For directors of limited companies, you will also need the company accounts as some lenders may consider your net profit.
HMRC post the SA302 to you when you first submit your personal self-assessment. You can also get copies online (see below). Your accountant may also be able to provide a version from their own software call a personal tax computation. These all provide the same information and are all acceptable.
As well as the SA302, you will always need to provide a tax year overview from HMRC for each year.
How to get a Tax Calculation (SA302) and Tax year overview online:
- Log into your HMRC online account
- Select ‘Self Assessment’
- Select 'More details about your Self-Assessment returns and payments'
- Scroll down to 'Previously filed returns' and select 'view more previous years self-assessment'
- Select get/view 'your SA302 calculation'
- Scroll to the bottom of the page
- Click on ‘View and print your calculation’
- Select 'Print'
- Select ‘Save as PDF’ in the printer options
- Save to a folder.
(You can only get these if you have filed your tax return via the HMRC website. If you have used an accountant you will need to contact them and ask for the version from their software).
Tax year overview
- Log into you HMRC online account
- Select ‘Self Assessment’
- Select 'More details about your Self-Assessment returns and payments'
- Scroll down to 'Previously filed returns' and select 'view more previous years self-assessment',
- Select 'view your tax year overview'
- Select the appropriate tax year you require from the drop down box
- Click ‘Go’
- Scroll down and click on ‘Print your tax year overview’
- Select ‘Save as PDF’ in the printer options
- Save to a folder
(These are always available from the HMRC website (72 hours after submission - if you use an accountant they may be able to log in for you to obtain these).
The tax year overview is used by the lenders to check that your SA302's are correct. Therefore, the tax amount showing on both documents should match. If they don't you will need to get this corrected by HMRC or your accountant.
